housing complex that
serves as off-base housing for
military personnel who work at
the nearby Lakehurst Naval Air
Engineering Station. The com -
plex’s sixty-four homes – two,
houses – were older and in
need of renewal.
The Department of
Defense has made energy effi-
ciency a priority for new con-
struction and renovation projects. Based on this directive, when
renovation of the New Jersey complex began in early 2003 the
project managers made a concerted effort to select the most

Bosch 425 HN’s and 425 EF’s
were chosen for each of these
1.5 to 2.5 bathroom homes for
two important reasons: both
models are extremely energy
efficient, and both are wall
hung, so they take up zero floor space. In fact, these space sav-
ing features allowed the architects to reduce the size of the utili-
ty closet by almost 50%.
After the Bosch units proved their value in the first
phase with both the tenants and the management, they were
specified for the second phase of the pr oject. Some of the
homes’ designs pr esented a challenge. Bosch’ s versatile water
heaters and advanced engineering made the job smooth sailing.
Because of design variations in these multi-family buildings, r oof vent­ing wasn’t always practical. Pinehurst’s designers solved the problem with the Bosch 425 EF, which power-expels exhaust gases through a sidewall vent hood.

In addition, space was very limited in these older build-
ings. The renovation planners couldn’t afford to lose the several

enting? Not a problem!
Pinehurst Estates consists of more than a dozen multi-family
buildings with a variety of designs. Some of the designs couldn’t
easily allow venting the tankless water heaters through the roof.
Wherever conventional through-the-roof venting wasn’t
practical, the Bosch 425 EF was the model of choice. This
pilotless water heater has a built-in power-vent fan, which expels
the exhaust gases through a sidewall vent hood.

Another model, the Bosch 425 HN, was installed where
the exhaust vents were run through the roof. This model is also
pilotless: its ingenious design uses water flow to gen-
erate the electricity needed to ignite the pilot.
Mission
accomplished
Pinehurst Estates now has Bosch tankless water
heaters providing abundant hot water to each of its
sixty-four townhouses.
These tankless units use about 30% less gas
than a comparable tank water heater, saving the
Navy thousands of dollars annually in energy costs.
They also pr ovide endless hot water to the families
renting the townhouses, making them quite popular.
Perhaps most impor tant, the
15-year warranty is about twice
as long as most tank warranties,
giving the base maintenance
staff confidence in the Bosch

Chris Blesi, the base Housing Director, reports that
“the Bosch tankless units have been very successful for
Pinehurst Estates. The units have worked well and had very
few problems,” he adds.
